Can your property host short-term stays?

Only your principal residence, or one secondary home on the same property. Bowen Island opted in to the provincial principal residence requirement from November 1, 2024, and needs a municipal business licence.

Provincial

Provincial registration

Hosts must register each short-term rental unit with the provincial registry every year and show the registration number on their listings (required since May 1, 2025). The fee is $100 a year where the host lives in the home and $450 where they don’t.

Municipal

Principal residence and business licence

Bowen Island opted in to the provincial requirement (effective November 1, 2024). A municipal business licence is required, with a Principal Residence Declaration.

Residential Guest Accommodation limits

Stays under 30 consecutive days, at most 120 days a calendar year, one booking at a time, no more than two adults per bedroom and one parking space per bedroom, a 24-hour contact, and the licence number in all advertising. Where zoning doesn’t allow it, a temporary use permit is needed.

Bed and breakfast

A bed and breakfast is allowed in residential zones when the owner lives on site.

Strata bylaws

A strata corporation can restrict or ban short-term rentals by bylaw, and its bylaw can be stricter than provincial law. Check your strata’s bylaws before planning stays.
