Local rules: In Vancouver an investment apartment or second home can’t be rented short-term: only the host’s principal residence qualifies.

Only the host’s principal residence can be licensed. A laneway home or secondary suite qualifies only if the host lives in that unit; garages, studios and second properties don’t.

A City business licence ($1,108 a year plus a $77 application fee), provincial registration, and strata or landlord approval where it applies. Because it’s your own home, plan stays around your travel and what you leave in the home.

Only if it is your principal residence. Vancouver licenses short-term rentals of the home you live in day to day (or the suite you live in), with stays under 90 consecutive days, a City licence and provincial registration.
This is a summary of published rules, not legal advice. A city rule does not confirm that a particular address qualifies: we check your property with you, and you remain responsible for registration and licences.

Provincial registration
Hosts must register each short-term rental unit with the provincial registry every year and show the registration number on their listings (required since May 1, 2025). The fee is $100 a year where the host lives in the home and $450 where they don’t.

City of Vancouver business licence

Principal residence only
The unit must be where you live, pay bills and receive mail. You can rent a laneway home or secondary suite only if you live in it, and not both the main home and the suite. Renters can host with their landlord’s written approval.

Strata bylaws
A strata corporation can restrict or ban short-term rentals by bylaw, and its bylaw can be stricter than provincial law. Check your strata’s bylaws before planning stays.

Yes — that’s how short-term hosting works in Vancouver. You rent the home you live in while you’re away, with a City licence and provincial registration.
Your principal residence, or the laneway home or suite you live in yourself. Investment properties, second homes and accessory buildings such as garages can’t be licensed. Strata or landlord approval may also be needed.
Listing, pricing, the calendar and guest communication are managed centrally. Cleaning, inspections, maintenance and access are delivered by the local team agreed for your property. We confirm who and when during onboarding, before launch.
