As of January 2023, there are 3,043 active Airbnb listings in Whistler with a wide variety of options from luxury condos to tiny cabins in the woods. The average nightly rental rate is around $374 per night and can go up to over $1,100 for a luxury experience. What do I need to rent my property as a short-term rental?

If you are considering advertising your property in Whistler to be used by tourists on a temporary basis, you need to have the proper zoning and a business licence. Any property owner without the proper business licence found marketing their home for paying guests will be ticketed and fined.

How does Zoning affect short-term rentals in Whistler?

Most residentially zoned properties (e.g. RS, RM, RR, RSE zones) do not permit tourist accommodation use (e.g. nightly rentals) of any length of time including 30 days or longer. In addition, employee housing units are not permitted to be rented as temporary tourist accommodations.

Phase 1 Properties in Whistler

Phase I restrictions provide owners with the flexibility to use their property however they wish. They can choose to live in their unit year-round or rent it out for more short-term options such as nightly or monthly stays. Phase I units are typically found in residential and apartment complexes located in both the Village and Benchlands of Whister.

Phase 2 Properties in Whistler

Owners of Phase 2 properties are permitted to use their units up to 56 days per year, consisting of 28 days in the winter (October 15 to April 15) and 28 days in the summer (April 15 to October 15). However, they must pre-book their time in advance. If the complex’s occupancy rate falls below 80%, then owners may be able to use their properties beyond the 56 day limit. The unit must be made available for nightly rentals for the remainder of the time. Complexes with Phase 2 restrictions include Cascade Lodge, Holiday Inn, Westin, Adara, Whistler Village Inn & Suites, The Coast at Blackcomb Springs, Delta Whistler Village Suites, the Four Seasons Resort (separate from the Four Seasons Private Residences, which are not Phase II), Alpenglow, Pinnacle International, Carlton Lodge and both Pan Pacific hotels.
